CONSULTING

Consulting Step 1: Strength Assessment

Successful projects begin by understanding organizational health, demographics, and financial feasibility.

We are not just architects, we are organizational assessment and facility planning specialists. Through our consulting process, we will help your organization clearly identify your desired destination and plan the best route to get you there.

Most organizations struggle to understand their health before charging forward with a capital improvements project. What good is a well planned route that leads to an exciting destination if you’re not healthy enough to complete the journey?

We ensure the fitness of your organization by revealing and measuring the collective understanding of its mission, vision and core values. We help your organization by creating a strategic focus, resolving internal conflict and developing unity and confidence.

The vision for your future resides within the members of your organization. A clear understanding of organizational health provides the solid footing necessary to take the next steps in your journey.

Consulting Step 2: Understanding the Terrain

Understanding your organization’s context, including the needs of the people it serves, is essential in mapping out a successful future.

Why spend your time developing service offerings, products or ministries if they don’t meet a specific market demand or community need?

We provide the current market data and demographic information necessary to clearly understand your target market and the needs of the community.  Color graphic summaries, smart report layouts and thematic color InfoMaps make this information easy to understand and easy to share the story of your organization with your leadership team.

Extensive market data and demographic information outfit your organization with the proper equipment to handle the rugged terrain you will encounter during your journey.

Consulting Step 3: Choosing Your Destination

Failed projects result not only from poor planning, but by choosing to build the wrong project at the wrong time.

The final step in our consulting process helps you choose the right destination for your facility expansion experience.

Our team will send you a data collection form to better understand four critical facility planning principles including people, space, time and money. We evaluate who your facility will serve, what space is needed to create the desired used experience, when space will be needed, how much that space will cost and how to pay for it. We will combine your information with our own industry data to create a project feasibility scenario that clearly identifies the right space to build at the right time.

Choosing the right destination gives you the confidence to launch a capital improvements project without exposing your organization to financial risks that result in failed projects.

ARCHITECTURE

Architecture Step 1: Visioning Phase

Our Visioning process offers an open and engaging platform for dreaming and discovering.

Our team understands the importance of connecting with your mission, vision and culture. These facets of your organization define the desired user experience which shapes the design of your facility.

During this process, we identify strategic organizational initiatives, gather relevant information about your space needs and determine quantitative requirements. As we guide you through the visioning process, we not only hear what is said, but also manage to hear what isn’t. We know the right questions to ask, especially those questions forgotten. By spending time building strong relationships with each of our clients, we have gained the insight necessary to deliver fresh, innovative solutions that meet your immediate needs, while preparing you to embrace emerging market opportunities and ministry trends.

Our experience shows that client involvement in the visioning process results in relevant solutions that impact your unique organization and the community you serve.

Architecture Step 2: Master Planning Phase

Successful Master Planning is accomplished by understanding a combination of immediate facility needs, future facility needs and contextual features.

Not all projects can be successfully completed in one construction phase. For that reason, we offer master planning solutions that meet your immediate facility needs and long term organizational goals.

Our team will explore several site development alternatives to ensure your facility needs are balanced harmoniously with site opportunities and constraints.

Critical site issues we evaluate include:

  • Location

  • Size

  • Topography

  • Views and vistas

  • Geotechnical data

  • Climate data

  • Zoning

  • Encumbrances

  • Adjacent site usage

  • Community connectivity and access

The result of our Master Planning process is a Phased Development Road Map that ensures your facility needs are met today and tomorrow.

Architecture Step 3: Design Phase

Our collaborative design process transforms your vision into meaningful space.

Architecture is both the process and product of planning, designing and constructing form, space and ambiance that reflect functional, technical, social and aesthetic considerations.

During our design process, we manipulate size, scale, proportion, light, shadow, materials, color, texture, temperature, sound, smell and technology in a way that envelopes building occupants with your desired user experience.

Our design process often includes the Owner, Architect, Contractor and Consultant participation throughout. Collective project participation streamlines the design process and provides the best solution within the available budget.

We lead our clients through interactive design workshops utilizing the latest 3D visualization software. Our process affords your leadership team the opportunity to experience each space in your facility before you spend a penny on construction!

Architecture Step 4: Construction Phase

The Construction Process of your project brings your dreams to reality.

As construction contract administrators, Mantel Teter, interprets the construction documents, reviews shop drawings, tracks work progress and changes, safeguards the design integrity, evaluates requests for payment, reconciles competing interests of the Owner and Contractor, and administers the completion and close-out processes for the Owner.

We are knowledgeable of applicable codes and construction practices allowing our team to foresee construction issues early and recommend solutions. Our involvement in the Construction Phase reinforces project requirements, minimizes costly surprises and keeps your project on schedule.

It’s often said that “first impressions count”. We believe it's just as important to create unforgettable "last impressions” by realizing your complete satisfaction!

DEVELOPING

Developing Step 1: Site Selection

Pinpointing the ideal location to set up camp for your organization is vital to its long-term success.

As you begin looking for a new site, there are many factors that must be taken into consideration including:

  • Is the property a good value in dollars per acre for its location?

  • Is the subject property in a growing area and will it continue to grow?

  • What is the impact of the City Comprehensive Plan on adjacent development?

  • Is there competition in the neighborhood?

  • How much of the site is usable considering the shape, easements, setbacks, wetlands and topography of the site?

  • How are development costs impacted by re-zoning fees, utility availability, geotechnical findings, public improvement requirements and topography?

These factors and more contribute to ensuring the value of your purchase and your long term community impact potential. Through our developing process, we leverage our relationships with commercial real estate companies to remain informed about available properties and their development potential.

Developing Step 2: Alternative Revenue Source Cultivation

Are you interested in leveraging your site as a revenue source?

Our team will lead you through a Revenue Source Cultivation process that identifies portions of your property that can be leveraged for “make sense” adjacent use opportunities including the following:

  • Residential

  • Senior Housing

  • Medical

  • Educational

  • Religious

  • Recreation

  • Retail

  • Restaurants

  • Entertainment

  • Offices

Excess property can be sold, leased or developed in a way that supports your long-term mission and goals.

We will connect you with potential commercial development opportunities and cultivate interest in your available property.
